The vacation rental turnover checklist we use in Naples and Marco Island
Our team follows this checklist on every Airbnb and VRBO turnover. Use it with your own cleaner, or let us handle it for you.

Cleanliness drives guest reviews more than almost anything else a host controls, and a turnover has only a few hours to get it right. In a coastal Florida rental, that also means sand, salt and humidity.
Here's the checklist our team follows, room by room. Adjust it to your home, and keep a copy in your owner's closet for whoever cleans.
The checklist
Arrival and walk-through
- Arrive after checkout and note the home's condition before cleaning starts
- Photograph any damage, stains or missing items for the host
- Check for items left behind by the last guest
Bedrooms
- Strip beds and remake with fresh linens
- Dust surfaces, frames, ceiling fans and vents
- Vacuum floors and under beds; check closets and drawers
Bathrooms
- Scrub showers, tubs, toilets and sinks; clear water spots from glass
- Polish mirrors and fixtures
- Set out clean towels; check toilet paper, soap and amenities
Kitchen
- Clean counters, appliance fronts, sink and stovetop
- Wipe inside the microwave; empty and clean the refrigerator of guest food
- Run or empty the dishwasher; check coffee, dish soap and paper towels
Living areas and lanai
- Dust and wipe surfaces, remotes and electronics
- Clean lanai sliders of salt film and sweep sand from floors and tracks
- Reset furniture, pillows and throws to the listing photos
Before we leave
- Take out trash and recycling
- Set the thermostat and lights to the host's settings and lock up
- Send the host a checkout report with photos
What our team has learned
Plan from the calendar, not the checkout
Schedule each turnover when the booking is made. Same-day turns and back-to-back stays need more hands, and that's easier to arrange days ahead than at 10 AM.
Photograph before you clean
A quick walk-through with photos before cleaning starts gives you evidence for damage claims and catches maintenance problems early.
Don't skip the sliders
Salt film builds on lanai glass within days near the Gulf, and sand wears out slider tracks and rollers. Clean both on every turn.
Reset to the listing photos
Guests compare the home to your photos. Put furniture, pillows and throws back exactly where the listing shows them.
Rather we handle it?
Turnovers for Airbnb, VRBO and direct-booking hosts, finished between checkout and check-in, with a photo report before your next guest arrives.
