How to Choose a Vacation Rental Cleaning Company in Naples and Marco Island
A turnover company is part of your guest experience, your review score and your damage paper trail. Here is how to tell a real turnover team from a house cleaner who also does rentals.

The short answer
Choose a vacation rental cleaning company that schedules from your booking calendar, has a plan for sick days and same-day turnovers, restocks from your supplies, and sends a photo report after every checkout. Ask for proof of insurance and bonding, ask who covers when your usual cleaner is out, and trial the company on a few turnovers before handing over every booking.
- A turnover is a timed reset to listing standard, not a regular house clean.
- The best companies pull your schedule from your booking calendar instead of waiting for texts.
- Ask who covers when your usual cleaner is sick or two checkouts land on the same day.
- Photo reports after checkout protect you when a guest damages something.
- Trial a company on a few turnovers and read every report before committing your whole calendar.
What makes a turnover company different from a house cleaner?
A house cleaner cleans a home that someone lives in, on a fixed day, with the owner around to say what matters. A turnover cleaner resets a home for a stranger who arrives in a few hours, often with nobody there to check the work. The skills overlap, but the job is different.
| Question | Typical house cleaner | Vacation rental turnover team |
|---|---|---|
| Schedule | Same day each week or month | Driven by checkouts, which change with every booking |
| Standard | Clean and tidy | Matches the listing photos, beds made, supplies set out |
| Deadline | Flexible | Hard stop at check-in time |
| Supplies | Cleaning products | Cleaning products plus guest supplies, linens and restocking |
| Reporting | Rarely needed | Photos of damage, stains, missing items and low stock |
If a company talks only about how clean they get floors and never asks about your calendar, check-in time or guest supplies, they are probably a house cleaner. That can work for a single owner-used condo, but it tends to break down once bookings stack up.
How should a cleaning company get your booking schedule?
Every Airbnb, VRBO and property management system can share a calendar link. A good turnover company subscribes to that link, so new bookings, cancellations and date changes show up on their schedule without anyone sending a text. Ask which systems they read from. Common ones are Airbnb, VRBO, Hospitable, Guesty and OwnerRez.
Then ask what happens in the gaps a calendar link cannot cover:
- Who notices a same-day booking made at noon for a 4 o'clock arrival?
- How do you tell them about an owner stay, a maintenance visit or a guest who asked for early check-in?
- Do they confirm the next day's turnovers the night before?
You should never need to give a cleaner your Airbnb password. A calendar link or a teammate login in your management software is the right level of access.
Who covers when your cleaner is sick or the calendar stacks up?
This is the question that separates companies from individuals. One great cleaner with no backup is a risk every time they get sick, their car breaks down, or three of their clients have checkouts on the same Saturday. In season, when winter visitors fill Naples and Marco Island, that Saturday happens a lot.
Ask directly:
- How many people can clean my property, and have they all been inside it?
- What happens if my regular cleaner calls out at 8 a.m. on a turnover day?
- How many turnovers does one team handle on a busy day, and how do you decide who goes where?
- Will you tell me before check-in if a turnover is running late?
A straight answer with names and a process is a good sign. "We've never missed one" is not a plan.

Get my estimateWhy do photo reports and damage documentation matter?
If a guest breaks a lamp or stains a sofa, you usually need proof that the damage happened during that stay. Airbnb's Host Damage Protection terms count their deadlines from the guest's checkout date and ask for evidence such as photos and receipts. A cleaner who photographs problems before cleaning them up gives you that evidence while it still exists.
A useful checkout report shows:
- Damage, stains or missing items, photographed before anything is cleaned or moved
- Anything that needs a repair person, such as a dripping faucet or a loose slider handle
- Supplies that are running low
- The date and the property, so you can match it to the reservation
Ask to see a sample report before you hire anyone. If the answer is "we'll text you if something's wrong," expect gaps.
Restocking, linens and the owner's closet
Most Naples hosts keep a locked owner's closet with paper goods, toiletries, coffee, spare linens and beach towels. Decide up front who does what. Does the company restock from your closet only, or also shop for you? Who tracks when the closet itself runs low? Who handles laundry, and where?
Turnover companies set beds with fresh linens every time, but linen supply is a shared job. You need enough sets so that one can be on the bed while another is being washed. Our guide to vacation rental linens covers how many sets to keep, and the restocking checklist covers what the closet should hold.
Insurance, bonding, keys and condo access
Ask for a certificate of insurance and confirm the company is bonded. Anyone going into your rental with your guests' belongings and your furniture should be covered if something goes wrong. Your own insurer can tell you what to look for.
Then check the practical side of access, which matters more in Southwest Florida than many owners expect:
- Gated communities and condos: Is the company on the gate list? Do they know the association's rules about parking, service elevators and work hours?
- Keys and codes: How are codes stored, and who on their team can see them?
- Trash and recycling: Do they know where your building's chute or bins are and which days pickup happens?
- Lanai and pool areas: Will they clear sand from slider tracks and wipe salt film off the glass, or is that outside their scope?
Red flags when hiring Airbnb cleaners
- No written list of what a turnover includes.
- No proof of insurance, or vague answers about it.
- They want you to text them every booking.
- No photos after checkout, or photos only when you ask.
- One person, no backup, and a full calendar of other clients.
- They have never cleaned a rental and treat it like a house clean.
- They cannot tell you who will actually be inside your property.
None of these alone means a company is bad. Two or three together usually mean you will end up doing the follow-up work yourself.
How to trial a vacation rental cleaning company
You do not have to switch your whole calendar on day one. A sensible trial looks like this:
- Walk the property together. Show them your standard: how beds are made, where supplies go, what the listing photos look like.
- Start with a deep clean. A first visit that resets the whole property gives everyone a clean baseline.
- Give them a few turnovers. Pick a mix: one with an easy gap, one tighter one.
- Read every report. Did they flag what you would have flagged? Did photos come through without you asking?
- Read your next reviews. Guest comments on cleanliness are the real score.

Questions people also ask
What is the difference between short term rental cleaning companies and a maid service?
A maid service cleans lived-in homes on a set schedule. Short term rental cleaning companies work from your booking calendar, finish before the next check-in, reset the home to match your listing, restock guest supplies and report damage or missing items. Some companies do both, but ask how they handle each.
How far ahead should I book Airbnb cleaners on Marco Island for season?
Line up your cleaning company well before the winter season starts, ideally in late summer or early fall. That gives you time to do a walk-through and a trial turnover before back-to-back bookings begin, when schedules across Naples and Marco Island are at their fullest.
Should my cleaner have my Airbnb login?
No. Share your calendar link or add the company as a teammate in your management software. That lets them see checkouts and check-ins without access to payouts, messages or account settings. Keep door codes in a shared system you control and change them when staff change.
Who supplies cleaning products and guest supplies?
It varies. Many turnover companies bring their own cleaning products and equipment, while guest supplies such as toilet paper, soap, coffee and linens come from the owner's closet. Agree in writing who buys what and who tells whom when stock runs low.
