Airbnb Turnover Cleaning: What Actually Happens Between Guests

Guests see the result of a turnover, never the process. Here is the order a good turnover follows, why it starts with photos instead of a vacuum, and what you should get afterward.

The short answer

Airbnb turnover cleaning is the full reset of a rental between one guest's checkout and the next guest's check-in. A proper turnover starts with a walk-through and photos of any damage, then moves through stripping beds, laundry, kitchen, bathrooms, floors, restocking supplies and staging the home to match the listing photos. It ends with a final check, a locked door and a report to the host.

  • A turnover is a timed reset between two guests, measured from checkout to check-in.
  • The first job is a walk-through with photos, before anything is cleaned or moved.
  • Laundry starts early because it is usually the longest task in the window.
  • The finish line is the listing photos, not just a clean house.
  • A checkout report with photos gives you evidence if you need to file a damage claim.

What does turnover mean on Airbnb?

In vacation rental terms, a turnover is everything that has to happen to get a property from "a guest just left" to "a new guest can walk in." The time you have to do it is the turnover window: the hours between your checkout time and your check-in time.

A turnover service is a cleaning company that does this job on your booking schedule. It is different from a regular house clean in three ways. It has a hard deadline. It ends with the home staged for a stranger, not tidied for an owner. And it includes things a house cleaner never touches, like restocking toilet paper and coffee and reporting what the last guest broke.

What happens during a turnover, step by step?

Every team has its own rhythm, but a good turnover follows a logic: document first, start the slow jobs early, clean top to bottom and back to front, and finish at the door. Here is that order, using an example window from a 10 a.m. checkout to a 4 p.m. check-in.

1. Walk-through and photos

Before touching anything, the cleaner walks every room. Broken items, stains, missing remotes, extra guests' bedding, smoke smells, a pet that was not on the booking: all of it gets photographed in place. This takes minutes and is the most valuable part of the visit if anything goes wrong.

2. Strip beds and start laundry

Sheets, pillowcases and towels come off first so washing can start right away. Laundry is often the longest single task in the window. Many hosts keep a second full set per bed so fresh linens go straight on while the used set washes.

3. Trash, fridge and dishes

Trash and recycling go out, the fridge is cleared of anything guests left, and the dishwasher is loaded or emptied. Getting this done early means the kitchen can be cleaned without working around clutter.

4. Kitchen and bathrooms

These are the rooms guests inspect most closely. Counters, appliance fronts, inside the microwave, sinks, toilets, showers, glass, mirrors and fixtures all get cleaned and dried so there are no water spots.

5. Bedrooms and living areas

Beds are made with fresh linens, surfaces dusted, under beds and sofa cushions checked for left items, and furniture put back where the listing photos show it.

6. Lanai, sliders and outdoor spaces

Outdoor furniture is wiped and set out, sand is swept or vacuumed from slider tracks, and salt film is cleaned off the slider glass so the view looks the way it does online.

7. Floors, last

Floors are done after everything above them is clean, working from the far side of the home back toward the front door.

8. Restock and stage

Supplies come out of the owner's closet: toilet paper, soap, coffee, dish pods, trash bags. Towels get folded the house way, the thermostat goes to your arrival setting, and lights or blinds are set for the moment the guest opens the door.

9. Final check and report

A last walk-through from the guest's point of view, the door locked, and a report sent to the host with photos of anything that needs attention.

Why does the walk-through come before any cleaning?

Once a stain is scrubbed or a broken glass is swept up, the evidence is gone. If you want help from a platform, the guest or your insurer, you need to show what the home looked like when the guest left.

Airbnb's Host Damage Protection terms count their deadlines from the guest's checkout date. Within 14 days of checkout, hosts are expected to try to recover the cost from the guest and tell Airbnb about the problem, and a later payment request needs supporting evidence such as photos, receipts and repair estimates. Photos taken at the start of the turnover, tied to the date and the reservation, are exactly what that process asks for. Check the current terms before you file, since they can change.

This is also why the report matters when nothing is wrong. A clean report on Monday followed by a damage photo on Thursday tells you which stay caused the problem.

What is a turnover clean not?

A turnover covers what a guest uses and sees. It is not a deep clean. Things like grout scrubbing, washing walls, cleaning inside every cabinet, moving heavy furniture, or laundering mattress protectors and duvet inserts on every visit belong on a separate schedule. Our post on how often to deep clean a vacation rental covers that rhythm.

A turnover is also not maintenance. A cleaner can spot a running toilet, a dead bulb or a leaking pool pump and report it, but the fix should go to the right tradesperson.

Turnover details that matter in Naples and on Marco Island

  • Sand. It ends up in slider tracks, shower floors, under bed skirts and in washing machines. A beach rental turnover needs extra time for it.
  • Salt film on glass. Lanai sliders and Gulf-facing windows dull quickly near the water. Clean glass is a big part of how a view photographs and how it looks on arrival.
  • Humidity. Damp beach towels left in a pile, a closed-up bathroom or a guest who turned the AC off can leave a musty smell within a day. The cleaner should check for it and reset the thermostat to your arrival setting.
  • Lanai and pool areas. Cushions, pool towels and outdoor tables get as much guest attention as the kitchen in a Naples pool home.
  • Condo logistics. Service elevators, trash chutes and parking rules can add time to a Marco Island condo turnover that a single-family home does not have.

How long does an Airbnb turnover take?

It depends on the property more than anything else. The number of beds and bathrooms, whether laundry is done on site, how much outdoor space there is, how many guests stayed and how they left it all change the time needed. A two-bedroom condo after a quiet couple is a very different job from a pool home after a family reunion.

What you can control is the window. If your checkout and check-in times leave a narrow gap, read our guide to same-day turnovers and back-to-back bookings for how teams plan around it.

What should you receive after every turnover?

At minimum, a message that the property is ready, and photos of anything that is damaged, stained, missing or running low. Better reports also note maintenance issues and anything unusual the last guest left behind. Supplies are a big part of that, so it helps to have a set list and par levels, which our vacation rental restocking checklist walks through.

When we do a turnover, the host gets a checkout report with photos of damage, stains or missing items. If you would like that for your property, see how our vacation rental turnover cleaning works.

Questions people also ask

What is an Airbnb turnover service?

An Airbnb turnover service is a cleaning company that resets your rental between guests on your booking schedule. It usually covers cleaning, fresh linens, restocking guest supplies, staging the home to match your listing and reporting damage or missing items to you after each checkout.

Is a vacation rental turnover the same as a cleaning fee?

No. The turnover is the work done between guests. The cleaning fee is a charge you may add to a booking to cover that work. Some hosts charge a separate fee, while others build the cost into the nightly rate.

Should the cleaner do laundry on site or take it away?

Both can work. On-site laundry depends on having a reliable washer and dryer and enough time in the window. Off-site laundry frees up time but needs extra linen sets in rotation. Either way, keep at least one spare set per bed so the window never depends on a dryer finishing.

What if the guest leaves the rental very dirty?

The cleaner should photograph the condition before starting, note it in the report and tell you if the turnover will take longer than planned. You can then decide whether to contact the guest or file a request through the platform within its deadlines.
