Getting Your Naples Vacation Rental Ready for Peak Season

The busy season in Southwest Florida rewards owners who prepare in the fall and punishes those who wait. This is the eight-week plan we would follow for a rental in Naples or on Marco Island.

The short answer

Peak season for Naples and Marco Island vacation rentals runs through the winter and into spring, when northern visitors and seasonal residents arrive. Start about eight weeks before your first big booking: confirm your cleaning team and turnover plan, schedule a deep clean and linen refresh, book AC service and pest control with licensed providers, restock the owner's closet, update listing photos and house manual, and plan holiday weeks early.

  • Treat the fall as setup time; once guests start arriving, there are no empty weeks to fix things.
  • Book your cleaning team and confirm calendar-linked scheduling before holiday dates fill.
  • Schedule maintenance first and the deep clean after, so the home is guest-ready when the work is done.
  • Holiday weeks and spring break bring tight turnovers, so set linen par levels and supply stock before them.

When is peak season for Naples vacation rentals?

Southwest Florida runs on a winter calendar. Visitors from the north and Canada arrive as the weather cools up there, seasonal residents return to their homes, and rentals book up through the winter and spring. Holiday weeks and spring break are typically the tightest stretches of the year.

Summer is quieter for most rentals, and it is also hurricane season, June 1 to November 30. That makes the fall, after the summer humidity and before the holiday rush, the natural window to get a rental ready.

An eight-week pre-season timeline

WhenWhat to do
8 weeks outConfirm your cleaning company, share calendar links, walk the home and write a maintenance list
6 weeks outBook AC service, pest control and any repairs; order replacement linens and towels
4 weeks outSchedule the deep clean after the repair work; inventory kitchen, linens and supplies
2 weeks outRestock the owner's closet; update listing photos and house manual; test locks, Wi-Fi and TVs
Final weekWalk through as a guest would, fix small items, and confirm the first turnovers are on the cleaning calendar

If your first big booking is a holiday week, count back from that date rather than from the start of the month.

Line up your cleaning team and turnover plan first

Good turnover crews fill their season calendars early. Talk to your cleaning company before the first busy weekend and agree on the basics in writing:

  • How cleans get scheduled. Calendar-linked scheduling from Airbnb, VRBO, Hospitable, Guesty or OwnerRez means new bookings are picked up automatically.
  • What happens on same-day turns, and how late checkouts and early check-ins are handled. Our guide to same-day turnovers covers the playbook.
  • Linen par levels. Back-to-back stays need enough sets on site that one set can be in the wash while another is on the bed.
  • What the cleaner reports after each visit, and how quickly you will hear about damage, stains or missing items.

Maintenance to finish before the deep clean

Do the dirty work before the clean work. Repairs, AC service and pest treatments can leave dust, footprints and debris, so schedule them first and the deep clean after.

  • Air conditioning. Have a licensed HVAC contractor service the system and check the condensate drain. A failed AC in a full house is the worst call of the season.
  • Pest control. Book a licensed pest control provider for a pre-season treatment, especially after a quiet summer.
  • Pool and spa. Confirm your pool service schedule, heater operation and pool gate or alarm function with your pool company.
  • Safety items. Test smoke and carbon monoxide alarms, check fire extinguisher dates and replace batteries.
  • The small stuff. Dripping faucets, running toilets, sticky sliders, burned-out bulbs, loose railings and torn screens.

Deep clean, linens and inventory

The pre-season deep clean removes summer dust, humidity smells and anything turnovers have missed. Ask for fans, vents, AC returns, grout, mattress protectors, inside appliances, under furniture and slider tracks. Our vacation rental deep cleaning schedule lists what to include and how to fit deep cleans into the rest of the year.

While the beds are stripped, pull worn or stained sheets and towels and bring linens up to par. Count dishes, glasses, utensils and cookware, and replace anything chipped. Then restock the owner's closet with paper goods, toiletries, cleaning supplies and coffee so turnovers never run short. Our vacation rental restocking checklist has a room-by-room list.

Refresh the listing and house manual

A listing that still shows last year's furniture, or a manual with an old Wi-Fi password, costs you questions and reviews.

  • Retake photos if anything has changed, after the deep clean, when the home looks its best.
  • Update the house manual: Wi-Fi, thermostat, TV, pool rules, trash and recycling days, parking and condo front-desk rules.
  • Add a short beach and storm page: where to store beach gear, local emergency alerts, and who to call.
  • Check your licensing details. In unincorporated Collier County, the county registration number must appear in every ad.

Do a final walk-through as your first guest

A week before the first arrival, walk in the front door the way a guest will, ideally at the same time of day as check-in. Use your senses before your checklist.

  1. Smell the entry, closets and bathrooms. A musty note after summer usually points to a closet, a dry drain or the AC, and it needs fixing before guests arrive.
  2. Feel the temperature and humidity. The home should feel cool and dry, not damp.
  3. Turn on every light, fan, TV and appliance once.
  4. Open every slider and window covering, and check the lanai for webs, leaves and salt film on the glass.
  5. Lie on each bed and look up at the fan blades. Guests will.

Anything you notice goes on a short fix list for the final days.

Plan for holiday weeks and spring break

The holidays and spring break are when everything is tested at once: full houses, same-day turns, more laundry and less flexibility from every vendor. Plan them separately.

  • Confirm check-in and checkout times for every holiday stay and decide in advance whether you can offer early or late options.
  • Stock extra linens, towels, paper goods and trash bags before the first holiday arrival.
  • Ask your cleaning company to confirm holiday turnovers in writing, including any back-to-back dates.
  • Give guests clear instructions for trash and recycling when collection days shift around holidays.

Questions people also ask

What is the best time to visit Naples, Florida?

Most visitors come in winter and spring for warm, drier weather, which is why that is peak rental season. Summer brings heat, humidity, afternoon storms and hurricane season, but fewer crowds. For owners, the fall is the best time to prepare before guests arrive.

When should I book cleaners for the busy season?

As early as you can, ideally about two months before your first big booking. Confirm calendar-linked scheduling, same-day turn coverage and holiday dates in writing so your turnovers are already on the cleaning team's schedule when the season starts.

Do snowbird monthly rentals need different preparation?

Monthly and seasonal guests use the home like residents, so focus on a full kitchen, working laundry, enough storage space and a clear plan for mid-stay cleaning. Schedule a deep clean after they leave, before the next short-stay guest arrives.

Should I raise my minimum stay during peak season?

Many hosts adjust minimum stays for holidays and peak weeks to reduce turnovers and gaps. It depends on your market, building rules and booking pattern. Whatever you choose, make sure your cleaning plan matches it, especially for back-to-back weekends.
